Boiler Repair in West Chester, PA

A boiler heats water or makes steam and sends it through radiators or baseboard. When the house is cold, the cause is usually pressure, a pump, a zone valve or ignition.

What a cold house usually means

A boiler with no heat has a short list of suspects. On hot water systems, low pressure, a failed circulator or a stuck zone valve are common. On steam systems, low water or a failed control leads the list. On any system, an ignition fault stops the burner.

Check the thermostat first, then the boiler's pressure gauge. Many hot water boilers run best at around 12 to 15 psi cold. A reading near zero means water has leaked out.

Hot water, steam or something else?

Boilers in houses fall into two broad groups. Hot water boilers push heated water through pipes to baseboard or radiators and bring it back. Steam boilers boil water in the boiler and send steam up to radiators, where it condenses and runs back down. The faults and the fixes differ, so tell the dispatcher which you have.

Steam systems are more sensitive to water level and to vents on the radiators. Hot water systems are more sensitive to pressure and trapped air. A system that bangs at start-up on steam is often a pitch or trapped-water issue, while a hot water system that gurgles is usually air.

What to check before calling

  • The thermostat is set to heat and above the room temperature.
  • The boiler's switch and the nearby breaker are on.
  • The pressure gauge reads in the normal range.
  • The fuel supply is available: oil tank level or the gas shutoff valve.
  • No water is visibly leaking from the boiler or piping.

Repair, replace and related work

If a boiler leaks repeatedly, the plumber may recommend replacement. For water heaters, see water heater repair options. Pipes that freeze in an unheated area are covered under thawing a frozen pipe.

Annual care that prevents winter breakdowns

  • Have the burner and combustion checked before the heating season, not during the first cold week.
  • Flush or skim a steam boiler as recommended, and check the low-water cutoff.
  • Bleed hot water radiators at the start of the season and recheck the pressure gauge afterward.
  • Look at the relief valve and its discharge pipe for staining that suggests dripping.
  • Keep clear space around the boiler for airflow and service access.
  • Install a carbon monoxide alarm near the sleeping areas if you burn gas or oil.

Carbon monoxide is odorless. If the alarm sounds, leave the house and call 911, then report the boiler as a suspected source.

When a boiler repair is not worth it

Boilers last a long time, but not forever. A boiler with a cracked heat exchanger, repeated leaks in the vessel or severe sludge buildup is at the end of its life. Parts for very old models may no longer exist.

The practical test is cost and age. If a repair costs a large fraction of replacement and the boiler is older than its typical service life, replacement usually wins on both reliability and efficiency. A plumber should give you both numbers and let you decide.

What to do if you smell gas or fumes

Leave the house, leave the door open, and call 911 or the gas utility from outside. Do not relight a boiler that has shut itself off repeatedly, and keep carbon monoxide alarms current according to the manufacturer's guidelines.

A boiler that keeps losing pressure may be leaking somewhere you cannot see, and hidden leak detection can trace it before the next cold night.

A boiler failure on a freezing night is treated as urgent in Westtown, where the farmhouses, school buildings and newer homes all heat differently. Tell the dispatcher which kind of system you have.

Older houses on the borough's historic streets often heat with a boiler and radiators. A boiler failure on a freezing night is an emergency, and a photograph of the pressure gauge and the radiator valves helps the dispatcher.

Common questions

A small leak, a failed expansion tank or a leaking relief valve can drop pressure.

Air is trapped. Bleeding the radiators releases it.

In winter, no heat is urgent, especially with children or elderly residents.
